Community to Retain Ownership of Former Manly Hospital Site as Progress Continues
Written by James Griffin MP• February 13, 2025
Member for Manly, James Griffin has welcomed the announcement by the NSW Government to name Aveo Group as the preferred partner to deliver the community vision for the former Manly Hospital site. This milestone comes after an Expression of Interest and tender campaign launched in 2021.

The redevelopment of this iconic site will include the adaptive reuse of heritage buildings, a health and wellbeing centre, public open space, and independent and seniors living facilities. This vision has been shaped by extensive community consultation dating back to 2019. In late 2020, further engagement helped define the guiding principles for the project, which include:
- Ensuring continued community access for social and recreational activities, as well as public and private services.
- Permanently reserving the rainforest area.
- Providing services on-site that contribute to the health, wellbeing, and care of the community.
- Addressing defined community needs with tangible and ongoing benefits.
- Pursuing a diverse range of services and partnerships to maximize collective community value.
- Demonstrating financial sustainability in all proposals for the site’s services and infrastructure.
Importantly, the site will remain in government ownership, ensuring it is protected in perpetuity.
“There was a genuine risk that this site could have been sold off, so I am delighted that we now have a trusted partner to bring the long-held community vision to life. I look forward to seeing this vision delivered in full by Aveo,” Mr Griffin said.
The next chapter of the former Manly Hospital site will, in many ways, build on its history of providing health services for over a century. The creation of public open spaces, alongside various health and wellbeing services, will breathe new life into this historic area.
“With the nation-leading hospice now complete, it’s time to move forward with the rest of the site and transform it into a holistic sanctuary for people to visit and enjoy. This site cannot remain locked up and left to decay. We have a fantastic concept masterplan, and today’s announcement brings us one step closer to making it a reality,” Mr Griffin said.
“I look forward to working closely with the community as we continue engagement and collaboration in 2025. I am committed to ensuring the views of residents remain front and centre as this project progresses.”
